Site grading happens in two passes, and understanding the difference helps you budget and schedule the build correctly.
Rough grading is the first pass. We cut high spots, fill low spots, shape the pad footprint, rough in drainage swales, and compact structural fill in 6-inch lifts. The finished surface is within 2–3 inches of target elevation and ready for utility trenching, footing layout, or asphalt sub-base. Rough grading is where most of the earth-moving happens and where most of the schedule goes.
Fine grading is the final pass, done after utility work and right before the concrete or landscape crew shows up. We bring the pad to exact elevation (often within a quarter-inch), tighten up swale inverts, dial in slope for positive drainage, and proof-roll for density. Fine grading is precision work — laser levels, motor grader passes, hand-rake on the tight areas.
Skipping fine grading is the most common cause of slab cracks, poor drainage, and post-construction settling. We include it by default on every house pad and commercial slab job.
Driveway grading is one of our most-requested services — residential driveways, rural farm access, construction entrances, and commercial approaches. A properly graded driveway sheds water to the road or to side swales, maintains a stable base through Florida's wet season, and stays level through a decade of use.

Pad preparation is where grading meets construction. A foundation built on a poorly prepped pad cracks, settles, and fails inspection. We prep residential slab pads, pole barn pads, workshop pads, commercial slabs, and engineered structural pads to whatever spec your builder requires.
Our pad prep process: strip topsoil and unsuitable material (muck, organic layers, loose sand), excavate to engineered sub-grade, place structural fill in 6-inch lifts with a water truck running, compact each lift with vibratory roller or sheepsfoot, test density against Modified Proctor spec, bring the surface to exact elevation, and hand off with photo documentation.

Every grading job includes drainage because Florida's summer thunderstorms don't care about your build schedule. We design the grade to shed water before we ever cut the first lift.
Drainage scope covers swale cutting to engineered inverts, culvert sizing and installation (15-inch, 18-inch, 24-inch, whatever your runoff calculations require), retention pond shaping, outfall armoring with riprap, and emergency overflow paths. Erosion control — silt fence, sediment basins, hydroseed, and erosion blanket on any slope over 6% — gets built in from the first day.

Rough grading shapes the site to its general target elevations — cut here, fill there, build the pad footprint, rough in the drainage swales, compact in lifts. Fine grading is the final pass that brings the surface to exact spec: the slab pad leveled to the quarter-inch, driveway approach tied to the street, swale inverts at the engineered elevation. Rough grading gets you 90% of the way there; fine grading makes the site ready for concrete, asphalt, or sod.

Florida gets 50+ inches of rain a year, most of it in concentrated summer thunderstorms. Every graded surface has to shed water to a planned outfall — street swale, retention pond, or engineered detention. Sites graded flat or toward buildings flood on the first heavy storm, damage foundations, and run afoul of county inspection. Drainage is not a step we add later; it's built into the rough grade from the first cut.
Most Florida counties require a grading or land-alteration permit when you change elevations by more than a small threshold (typically 12–24 inches) or grade more than a quarter-acre. Work near wetlands, floodplains, or conservation easements adds SJRWMD or DEP review. We handle permit coordination as part of the quote.
Pad prep covers clearing, grubbing stumps, removing unsuitable soil (muck, organic material), placing and compacting structural fill in 6-inch lifts, bringing the pad to the engineered elevation, and proof-rolling so the foundation crew can start. We deliver density test results on request.
Sandy soils compact best when wet. We run a water truck alongside a vibratory roller or sheepsfoot compactor, placing fill in 6-inch lifts and hitting each lift with multiple passes. Density tests confirm the finished lift hits the engineered spec (typically 95% Modified Proctor for structural pads).
Driveway grading starts with clearing the corridor, then cutting and filling to a positive slope toward the road (or the street crown). We install culverts where the driveway crosses ditches, stabilize the base with road-base rock, shape the approach to meet the right-of-way standard, and grade shoulders for drainage. Finished surface gets compacted and ready for whatever you're topping with — lime rock, millings, shell, or pavement.
